Fansler Construction breaks ground on UNF housing project

JACKSONVILLE – More housing options are on the way for students at the University of North Florida, a Jacksonville-based contractor announced this week.


Fansler Construction recently broke ground on a 237-unit student housing complex at the university, which is slated for completion in May of 2027. 


Located at 4929 First Coast Tech Parkway, the project will feature apartment-style units with the capacity to house up to 700 students. Each unit includes a shared kitchen, living space and laundry, as well as private bathrooms.

Fansler Construction is working with developer Chance Partners, a Jacksonville real estate firm specializing in high-end residential and mixed use communities. The duo also collaborated on two apartment projects in North Jacksonville, Apela House and The Note, which collectively brought 575 new apartment units to the area. 


Ameris Bank is providing the construction loan for the project, and Kimley Horn of Jacksonville is the civil engineer. Atlanta firm Dynamik Design is the architect for the project. 


Plans on the 17-acre site, located near UNF’s Hick’s Hall, include four three-story buildings and a 7,500 square foot standalone clubhouse. Residential amenities include a fitness center and yoga room, resort-style pool, two pickleball courts, volleyball court, grill stations, and a dog park. 


The complex is expected to be ready for students prior to the start of UNF’s fall 2027 semester.
